We work alongside an expert, knowledgeable team of in-house mortgage and protection specialists at HARDISTY FINANCIAL who provide comprehensive, independent whole of the market mortgage and protection advice. Our team have a wealth of knowledge and experience of over thirty years allowing them to help first and second-time buyers, investors, buy to let landlords and those looking to re-mortgage find the right product to suit individual circumstances.
In addition, we have carefully selected a handful of the best conveyancers/solicitors, removers and contractors who we have built long-standing relationships with based on trust, professionalism and quality of customer service, care and workmanship. These services have proven to be an essential part of our business in order for us to be able to deliver on our promises and our client’s expectations to give a superior all round service.
Solicitor referrals – HARDISTY AND CO have invested much time and resources to find a select panel of solicitors and conveyancers who offer very competitive fees and an excellent personal customer service. We work extremely hard with our panel to ensure that every transaction receives optimum attention and focus to ensure maximum opportunity to achieve completion. Should you choose to use one of our conveyancing panel we would normally expect to receive a referral fee for the introduction of £125 (including VAT) per transaction upon completion of a sale or purchase. These referral fees are an important integral part of our business to facilitate us being able to offer our clients a seamless as possible transaction. Whilst we do not have overall control of the conveyancing process our liaising and communication between all parties and chains involved in a transaction is a fundamental element of the process to reach exchange and completion in a timely fashion.
Mortgage, Protection and Insurance Services – HARDISTY AND CO have a partner company HARDISTY FINANCIAL who are independent specialists in mortgages, protection and insurance services. They are whole of the market specialists which means that they have access to hundreds of lenders allowing them to research in order to find the right product and interest rate to suit any client’s circumstances and budget. They are also independent protection advisers having access to all the major insurance companies giving clients the freedom to make the right choices. Should you choose to use the services of Hardisty Financial to assist you with your move they pay a referral fee to Hardisty and Co of 20% of their typical fee of £395.
Removals – HARDISTY AND CO appreciate how important it is for you to have a removal company who you can rely on to complete a high-quality move. We have carefully selected our small panel of removal companies who provide a tailor-made service to satisfy the demands of your personal situation. All our partnered removers offer a very personal, professional and friendly service giving you the confidence and peace of mind that all of your treasured possessions are securely and safely moved to your new abode. We have negotiated with our panel to ensure that they offer very competitive rates and packages which can include a packing, dismantling and re-building services alongside the actual move. We receive a referral fee from our recommended removal companies of 10% of the total amount of the removal cost total which assists us to liaise with them to arrange quotations and finalise moving dates according to the timings of your personal transaction.
Modern Method of Auction – HARDISTY AND CO provide an alternative solution to traditional estate agency via Advanced Property Auction (APA) by the way of modern method of auction. This process allows us to offer our clients a different angle to marketing their properties via a commission free product where a speedier and more secure sale is required. Properties are listed onto the APA property portal and potential buyers are able to bid on the properties of interest. This marketing is in addition to all the usual marketing provided by us including Rightmove, Zoopla and On the Market.com. Successful bidders will pay a reservation fee of 3% + VAT of the agreed purchase price (subject to a minimum of £5000 + VAT) This reservation fee covers the fees of APA. APA pay HARDISTY AND CO 70% for our dual marketing, promotion and liaising and progression of each transaction. Once the bid is accepted and the purchaser has paid the reservation fee a legally binding agreement is signed, usually agreeing to an exchange of contracts within 28 days with a further 28 days before completion.
Virgin Media – HARDISTY AND CO have negotiated preferential rates with Virgin Media for their customers which will not be available on the internet or on the high street for new contracts. In reward of us providing recommendations of our clients to Virgin Media they pay us a commission which is based on a scale of conversion of sale of service product. The current scale of commission is; £70 for one cable services. £85 for two cable services and £100 for three cable services. Our staff are also incentivised and receive Love to Shop vouchers for their efforts in providing this excellent service to our clients and Virgin Media.
HARDISTY AND CO have a panel of approved contractors who we may instruct to carry out any necessary works required to our managed properties. We would usually receive a commission from the contractors of 12% including VAT of the net amount of the contracted works for arranging and liaising with works contractors and issuing works orders, invoices and arranging payments. This may not be the case on all matters and clients are entirely free to choose their own products, services and providers should they so wish. In addition, we also recommend Homeshift, a utility sourcing company who assist tenants in finding the most competitive utility companies. Homeshift, pay us a small referral fee for each new utility/customer signing and this is usually around £20 per new account.
